
There is no industry standard set of forms when it comes to property management however, we have chosen to use from Tenancy Practice Services. Tenancy Practice Services have developed all their documents to ensure that both the landlord and tenant are protected legally and they are the most prominent property management experts in the country. We also engage TPS for credit checks on each new tenant and are able to use their services for debt collection in the unlikely event it should become necessary.
We use the Console Property Management software to run our systems. This is one of the leading Property Management software packages available inNew Zealandand is designed specifically for our needs. The system allows us to easily identify any tenants that are in arrears and allows for quick and easy payouts to landlords twice a month.
For the landlords peace of mind, all rents are collected in a Trust Account and disbursements are made directly from there to landlords on the 15th and 30th of the month (in the case where the 15th or 30th is a Saturday the payments are made on the working day before. If the 15th or 30th falls on a Sunday the payments are made on the Monday night.) We conduct rent reviews on properties every 90 days to ensure that landlords are maximising their returns.
Property inspections are conducted every 3 months and coincide with the rent review. Once the inspection has been completed both the landlord and tenant get a written report. The report covers how the property is being maintained by the tenant, both inside and out, and also identifies and maintenance that we feel needs to be undertaken to protect the landlords investment. We also drive by the properties regularly to ensure that everything looks well taken care of from the street side.
As professional Property Managers we are able to act on behalf of the landlords to ensure that requirements under the Residential Tenancies Act are being adhered to. We are also able to act as a negotiator between tenant and landlord should there be any issues to be resolved. We have the systems and technology to ensure your investment is looked after in the best possible way with minimal input by the landlord. As an investment property all our services and charges are tax deductible and at the end of the financial year full statements are provided for your accounting needs and purposes.
Whilst there is currently no licensing requirement for Property Managers this is something that PC Property Management is fully endorsing. This would give both landlords and tenants peace of mind that they are dealing with industry certified professionals that are fully trained and qualified.
